"What does 'less' mean in this case — a lower commission rate, or just a friend discount? And more importantly, have they sold homes in your neighborhood in the last 12 months? Relationships are great, but this is a transaction worth hundreds of thousands."

"A referral from a friend is a great start — I'd never dismiss that. But ask them specifically: what's their strategy for pricing, what is their marketing plan, and how do they handle multiple-offer scenarios? If they can't answer those three in under 60 seconds, the discount may cost more than it saves."

"I want you to hire whoever you trust most — that matters. But the data is consistent: the #1 reason deals fall through or homes sit unsold isn't marketing, it's agent experience with negotiations and contingencies. If your friend's agent hasn't seen many complex deals, 'less' gets expensive fast."
